How much are property taxes?

Unless otherwise stated, all of our properties are free and clear and current at the time conveyance.

Are there back taxes or liens associated with the property?

No. We guarantee that all of our properties are sold free & clear of liens and encumbrances and that the taxes are current.

Are mineral rights included ?

Unless indicated in the description, mineral rights are not included. We have never found this to be an issue with any of the properties we have sold.

Can I raise crops or animals on the property ?

Raising animals or crops should not be an issue however this does change depending on the county. To make sure, please check with the county regarding permitted property use.

Does the property have utilities?

Unless otherwise indicated in the description, the rural properties we represent do not have utilities. They’re perfect for a solar or wind-powered “green getaway.”

What can you tell me about the property?

We purchase real property for the sole purpose of re-selling it. Everything we know about each parcel is stated in the listing.

Why are your properties discounted?

We purchase properties at a very large volume at discounted rates so we can sell to you at wholesale prices.

How do I plan a site visit?

Please feel free to visit the property at your convenience prior to making your purchase. We encourage this when possible, and provide GPS coordinates, maps, and driving directions on each property page under the “Location” information. If you need more help locating the property, we are happy to help.

How do I purchase a Property ?

Once you’ve decided on the right property, you can check out directly on the property page by clicking the â€œBuy Now” button. The $499 deposit is credited towards your purchase.

You can purchase the property by paying in full, or in installments – just select your preference. If you’d like to purchase via another method, please feel free to contact us for all payment options. 

Should I buy from you instead of a real estate agent?

In most cases, our property is priced well below the assessed value. Furthermore, the real estate agent’s fees can range from 2% to 10% of the purchase price. We eliminate the middleman passing all the savings on to you.

Is title insurance available?

Yes, we conduct thorough due diligence on our properties, and the titles are insurable by nationally recognized Title Insurance Companies. All of our properties, unless otherwise noted, are closed through a local attorney. So rest assured, your property is always secure.

How do I apply for owner financing?

We can typically offer financing on our properties. The minimum down payment varies on a property-by-property basis. After the down payment, the remaining balance may be financed on a term of anywhere from 1 year to 30 years, We offer easy terms, with no credit check or lengthy underwriting process and we cover ALL of the closing costs. You will have full use of the property upon completion of the paperwork and receipt of your down payment. There is no pre-payment penalty or balloon payment, so you can pay off the loan at any time.
